Electric Fireplace for Rental Properties: Landlord Guide

An electric fireplace for rental property use makes sense when you want a fireplace feature without a gas line, a chimney or a combustion appliance to inspect between tenants. For a landlord, the best choice is usually a built in or wall mount unit whose flames run without heat, with a remote guests can figure out quickly and a wiring method that fits how often the unit turns over. Below we cover the owner side: safety features, wiring, insurance and lease wording, photos, upkeep and a comparison of models we carry.

If you are the tenant, our guide to an electric fireplace for an apartment covers the renter side. For the wider category, see our electric fireplace buying guide.

Why landlords pick an electric fireplace for rental units

The main reason is what an electric unit does not need. Amantii’s FAQ states that its electric fireplaces are vent free, with no chimney, no venting, no gas lines and no open flame. That removes chimney sweeping, gas servicing and combustion concerns, which matters when you are not on site and residents change every year or every weekend.

Running cost is also predictable. Amantii’s FAQ gives averages of about $0.02 per hour without heat and $0.07 per hour with heat, noting that electricity rates vary by location. Amantii also says its fireplaces carry the ETL or CSA mark for North American safety standards, so look for that listing on any model.

Guest proofing: safety features to check

You cannot control how residents or guests use the unit, so look for features that limit mistakes. They vary by model, so check the listing or manual:

  • Glass temperature. Amantii’s FAQ says the glass front of its fireplaces stays cool. The heater outlet still blows warm air, so keep furniture and decor to the clearances in the manual.
  • Thermostat. The Amantii 50-in Symmetry Lumina listing describes a smart thermostat that holds 59 to 82 degrees F. The Amantii Panorama Series 50-In Slim has an Auto heater setting tied to factory set temperatures.
  • Scheduling. The Amantii 42-in Symmetry Extra Tall Lumina lists programmable scheduling through its app, useful when guests forget the heater at checkout.
  • Child lock, overheat protection, auto shutoff. None of the listings in our table mention these. If you need them, confirm in the manufacturer manual or call us before ordering.

Flame only mode for summer listings

A fireplace sells a listing all year, but nobody wants heat in July. Amantii’s FAQ says most of its fireplaces run with heat on or off. The Amantii Zero Clearance Series 33-In listing says the heater can be turned off to leave just the flame display, and the Extra Tall Lumina listing says its flames operate with or without heat. Put “flames work without heat” in your house manual.

Remote, WiFi control and guest instructions

Most units ship with a remote. The Amantii 30-in Traditional XtraSlim Smart WiFi also runs from a phone app. For a vacation rental, app control lets you confirm the heater is off between stays; keep the account on an owner or manager login rather than asking guests to install anything.

Remotes go missing. Amantii’s FAQ points owners to its parts store for replacements, so record your model number where a cleaner can find it. A short card by the unit (on/off, flame color, heat on or off, location of the manual controls) saves messages.

Landlord fireplace wiring: hardwired built ins vs plug in

For long term and multi unit rentals, a recessed hardwired unit has no cord to unplug, overload or hide behind furniture, and it reads as part of the unit. For a short term rental you refresh often, a model that can go either way gives flexibility. The Amantii Symmetry 42-In Basic, Zero Clearance 33-In and Zero Clearance 24-In listings say each can be plugged in or hardwired; the Sierra Flame 40-In is listed as direct wire ready. Our electric fireplace cost article covers what wiring and framing add to the budget.

Dedicated circuits and permits

A 1500W heater is a real load on a shared circuit, especially in older buildings. The Extra Tall Lumina listing describes 1500W (5,000 BTU) standard plus an included 240V upgrade delivering 3,000W and 10,230 BTU, which is electrician work. Amantii’s FAQ states no permits are required for its fireplaces, but hardwiring, new circuits or opening walls can still fall under local rules. A licensed electrician and your local code have the final word. Keep the invoice with your property records.

Insurance and lease clauses

This is general information, not legal or insurance advice. Tell your insurer before installing and ask whether it changes your policy. In the lease or house rules, consider stating that the unit stays with the property, residents may not move or rewire it, what may sit in front of it, and how to report a problem. Whether a unit counts as a fixture is covered in our article on whether electric fireplaces add value.

Electric fireplace in a condo rental: HOA and photos

Read the HOA rules before opening a wall. Shallow units help: the Symmetry 42-In Basic can be recessed or semi flush mounted in a 2×4 wall (semi flush needs the SYM-XS surround), and the Panorama 50-In Slim is under 7 inches deep. For photos, shoot with the fireplace on at dusk in a warm flame color and list it in your amenities. We have no data on booking lift, so judge it by your own results.

Maintenance between tenants

  • Lighting. Amantii’s FAQ says the only maintenance is replacing standard 40 watt candelabra bulbs if they burn out. Many current models use LEDs instead; the Extra Tall Lumina lists 50,000 hour LED lighting. Check your manual.
  • Glass. Clean with the unit off and cool, using a cleaner the manual approves.
  • Vents. Dust the heater outlet. None of these listings mention a filter.
  • Parts. The Symmetry Lumina listing notes a built in QR code that pulls up replacement parts.
  • Test run. At each turnover, test flames, heat and remote, and replace remote batteries.

Frequently asked questions

Is an electric fireplace a good choice for a rental property?

For most landlords, yes. Amantii describes its units as vent free with no gas line or chimney, so there is less to service between tenants. Pick a model with flame only mode and a simple remote.

Should a landlord fireplace be hardwired or plug in?

Hardwired suits long term and multi unit rentals; plug in suits owners who want flexibility. Several Amantii models work either way. Have a licensed electrician do any hardwiring.

Can I put an electric fireplace in a condo I rent out?

Usually, but check HOA rules before opening walls. A shallow unit made for 2×4 walls keeps the work smaller.

Do I need a permit to install one in a rental?

Amantii says its units need no permit, but new circuits or hardwiring may fall under local code. Your electrician and building department decide.
